You may be asking yourself how do I rank higher in Airbnb search results? Hey, it’s a question I ask myself all the time, and I know thousands of other hosts want to know as well. That is why I decided to write the ultimate guide on how to improve your Airbnb ranking. It is the most comprehensive guide on the internet.

Airbnb is quite transparent in the main ways to improve your ranking. It should come as no secret that the key is to write an awesome listing with great photos, have good communication and get yourself 5 star reviews. I’ll show you how to do all these things in this guide, with easy to follow examples.

You should also keep in mind that Airbnb’s key objective is to make money. Their algorithm will favour listings that make it as easy as possible for guests to book. More bookings = more money for Airbnb, and that means a higher ranking

So you want to know how to rank higher on Airbnb? Here are 51 guaranteed ways to give your Airbnb listing a serious boost in the search results. All these suggestions are methods that I use myself with great effect.

#1 New Listing Boost

The good news is Airbnb wont throw you to the wolves if you are a new listing. Entering the competitive world of Airbnb is not easy, but you can rest well with the new listing boost.

“All new listings will get a rankings boost for the first 2-3 weeks”

It makes perfect sense. Airbnb want to encourage you to keep hosting, so the new listing boost a good way of doing this. In other words, your property will get a boost in rankings ahead of more established listings.

You’ll likely get a flurry of views when you first list your property, so make hay while the sun shines. Take advantage by offering lower prices than your competitors and build a reputation. At least until you build up some reviews anyway.

During this period you want to work on getting awesome reviews so it puts you in good stead. Once the boost period wears off, you’ll be on your own to boost your rankings.

So when does the new Airbnb host boost wear off? There is no way of knowing for sure, but they have hinted it’s around 2-3 weeks. More than enough time to kick things off!

#2 Don’t skimp on photos!

This is one that really does my head in! Do not skimp on photos, I repeat do not skimp on photos. If there is one key way to improve your Airbnb ranking, then getting high quality photos is the way.

Think about it. Would a listing with amazing photos stick out more to you when searching for a property? Or would a listing with crappy low contrast photos taken on an old iPhone stand out more? It’s a no brainer if you ask me.

Better photos draws more views, and more views increases the chances of getting a booking. More user activity on your listing = a great way to improve your Airbnb ranking.

Go do a quick search now of properties in your area. It really should come as no surprise that listings with great photos rank near the top.

Same town. Same price. Which would you pick?

Take the above example. These two properties are from the same town and are roughly the same price. One has used professional photos while the other has used a mobile phone camera. Which would you pick if you were a guest?

I strongly recommend paying a professional photographer to come in and take photos. Sure, there will be a cost of $100+ most likely, but don’t focus on that. As a result, you’ll make that money back and more with the increase in bookings you will get.

Airbnb has stated that listings with professionals earn up to 40% more revenue. They want you to provide high quality photos and will reward you for it. Airbnb actually runs their own photography service which is worth considering.

#3 Get good reviews!

To succeed in this game you really need to get great reviews. By that, I mean 5-star reviews. I’d rate this as one of the best ways to improve your Airbnb ranking without fail.

In fact, I have written a monster 6,000+ word article on how to get good Airbnb reviews that I encourage you to read. I list 30 different methods that are sure fire ways to get 5-star reviews.

Good reviews mean guests like your place. It also means that potential guests will see this and increase your chances of getting a booking. This means more money for Airbnb which in return means a higher ranking for you. Sounds easy doesn’t it?

Guests have six areas they will rate you on after their stay. You’ll be rated on accuracy, communication, cleanliness, location, check in and value.

Therefore I will spend some time covering each of these categories below, because you’ll need to nail this to improve your Airbnb rankings.

The 6 Ways to get Good Reviews
There are six categories you need to nail for getting good Airbnb reviews, which I will discuss now:

#4 Accuracy

You simply must provide an accurate description of your property. I cannot stress this point enough, include everything! Good or bad, big or small. It’s so important to get right.

“Be honest in your listing, don’t leave guests with any nasty surprises.”

Perhaps you have a property next to a main road with lots of traffic noise? Or maybe you don’t have air conditioning? You may even have an old house that has rattly windows.

Therefore list these flaws in your listing! You may think that by including these things in the listing may scare off potential guests, but it will help you in the long run.

If a guest uncovers any nasty surprises during their stay, you can bet your bottom dollar they’ll let you know in their review. An accurate listing can help you avoid this happening.

#5 Communication

Communication is crucial to getting yourself better reviews. If you don’t communicate with your guest during their stay, it’s a recipe for disaster.

I’m a big fan of sending three messages; the check in, the check up, and the check out. If you do this, I guarantee you that you’ll get better reviews straight away.

It would also be a good idea to check out my Airbnb message template examples. Using saved responses will speed up your communication significantly.

The 3 Messages:

  • Check In: Send your guests a check in message 24hrs before arrival. Let them know how to access your property and let them know to contact you if you have any issues.
  • Check Up: Check in with your guests on the first night of their stay. Ask them how everything is going and if they need anything. This will make them feel special and portray that you care.
  • Check Out: After they check out, thank them for staying at your property and tell them you loved having them stay. Ask them if they could be so kind to leave a review and that you will leave them a good review yourself.

Get into the habit of communicating well with your guests, as it’s crucial to your success and improving your Airbnb ranking. Using my 3 messages idea is a great starting point.

#6 Cleanliness

You don’t need to be Einstein to know how pivotal cleanliness is. In fact, I don’t really need to go into much detail here I don’t think.

Clean your property so it’s spotless. When a guest finds a dirty space, there’s a good chance it will be reflected on their review. I’ve had people give me low ratings on cleanliness for something as little as dust on a ceiling fan!

#7 Location

Ahhhh, the location review. The absolute bane of an Airbnb hosts existence. This little character has been the source of frustration for every single host on Airbnb!

Guests see a map of your surrounding area when they make the booking, so it boggles the mind when they say things like “too far from downtown” etc.

“You need to be aware that ‘location’ can mean different things to different people.”

Location can mean different things to different people. Firstly, location could mean the proximity to shops, cafes & points of interest. Secondly, it could mean the look and feel of your area. Lastly, it could mean ease of transit. Can they walk to places, or is it close to trains, buses etc?

Given this criteria is a subjective review rather than objective, it is going to be very hard to get right. Each guest will interpret location differently, so you’ll need some luck here. It’s annoying this could effect your Airbnb rankings, but there are ways to improve.

My best piece of advice is to provide your guests with a guest manual. Check out my article on how to write the perfect Airbnb house manual for some inspiration. Give a detailed guide on transport options in your area, and list walking distance times. Oh, and have an accurate listing description!

#8 Check In

Guests will rate you on their check in experience, so it makes sense to make it as easy as possible. This is an easy one to get 5-stars for to be fair.

Airbnb provides a section for you to give a step by step run down on how guests will access your property. Use this to your advantage and post pictures and step by step guides. A common check in method is using a lock box, so if this relates to you, take photos and explain how it works.

Also remember my 3 messages idea from point #5? Send your guest a message with the check in instructions as well. There should be no way that you’ll get a bad review on this category.

#9 Value

Oh great, another subjective measure for guests to rate you on… This one is a source of frustration at times too, as guests can interpret this in different ways.

My theory is a guest is happy with the price as soon as they click confirm payment. If they weren’t, why would they confirm the booking? So if they are happy with the price, it’s your job to meet their expectations from the listing description.

Guests should rate you well if you have written an accurate listing, communicated well and cleaned your property so it’s sparkling. Why else would they rate you lower if you met their expectations?

Again, this is a subjective measure and some people are just too hard to please. So prepare yourself to get rated low on value from time to time as it’s inevitable.

#10 Make your listing stand out

Making your listing stand out from the crowd is a great way to improve your Airbnb ranking. You’ll attract more listing views and create a higher chance for a booking.

The best way to make your listing stand out is by providing a high quality cover photo. I explained this in point #2 above if you recall. It’s the single best way to immediately attract peoples eye.

Use a bright, high contrast photo that displays your living area, or the front of your house. Either should work fine. Given a high volume of listings use crap photos, you’ll stand out in no time. Remember – more clicks means more activity on your listing. That means a higher chance of getting booked and an improved Airbnb ranking will follow.

You also need to optimise your listing title to attract people’s attention. Airbnb gives you 50 characters to do this, so you really need to make it count. Scroll down to point #19 below where I have a detailed description on how to do this effectively.

I also recommend making your property as easy to book as possible. So what exactly do I mean by this? Have as little restrictions as possible. Things like a minimum 2 night stay, or no infants, etc. In other words, things that make it harder for guests to book.

People will use the filter section to find specific properties to suit their situation. So if you have plenty of restrictions, it will effect the way you rank in the search results.

  • Use an awesome cover photo
  • Have plenty of bright, clear photos of your space
  • Optimise your listing title effectively
  • Try not to have many restrictions, if any
  • Get an Airbnb Superhost badge next to your name
  • Remember; more page views = a higher ranking

#11 Superhost Status will improve your Airbnb ranking

Did you know Airbnb has a Superhost program? Only the very best hosts qualify and there are a raft of benefits included.

Superhost’s earn up to 22% more income than other hosts, according to Airbnb. They also attract more guests and get access to exclusive rewards.

There a five things to focus on if you want to qualify for Superhost status. I will cover these categories below in some more detail to help you on your way.

Having this status doesn’t necessarily mean an improved rating on Airbnb. However, it will certainly help your cause. If you are doing all these things well, then you can expect higher ratings by default. CN Traveller have written a good guide on how to do this effectively.

Oh, and the best bit? You will get a little badge next to your name saying ‘Airbnb Superhost’, so it will help you stand out.

#12 Have a 90% response rate

It goes without saying that communication is extremely important. So much so, that Airbnb require you to have a 90% response rate for new booking enquiries.

That means when you receive a booking enquiry, you must respond within 24 hours. The quicker you respond, the better, as this is something of importance on the Airbnb ranking algorithm.

When guests ask you questions, you must also answer as quickly as you can. Making guests wait longer than 24 hours for a reply can hurt Superhost chances.

#13 Have a 4.8+ overall ranking

Superhosts must have a 4.8 or higher average overall rating based on guest reviews. This is the category that often brings hosts unstuck, so you need to work hard on this.

I have covered in detail how to improve your reviews in points #2 to #9, so you should already know how to do this. You should also read my article on how do Airbnb reviews work.

There’s not much more left to say here that I haven’t already said. But needless to say, it’s of big importance to get good reviews! A 4.8 average rating basically means 4 stars or less will cripple you.

#14 have 0 cancellations

You simply must never cancel a booking on a guest. Never, ever have a cancellation! If you do, then you can kiss goodbye your quest for Superhost status.

Airbnb is very strict on this policy. It makes sense too, if a host cancels on a guest, it creates a bad user experience. So as a result, Airbnb will heavily penalise hosts that make cancellations.

Sometimes there will be extenuating circumstances where cancelling is unavoidable. It will pay to read Airbnb’s guidelines on what this definition means.

#15 Have 10+ stays

You will need to have hosted at least 10+ stays in the past year to qualify. To be honest, this shouldn’t be that difficult for most hosts.

Alternatively, if you’re a host that hosts longer term reservations, Airbnb has you covered also. Hosts with 100 nights booked total for the year, over at least 3 stays, will qualify too.

  • Host at least 10 stays in the past year, or;
  • Host 100+ nights over at least 3 stays in the past year

An active calendar with plenty of bookings will help improve your Airbnb ranking in time.

#16 Total trips reviewed

Alright, now this one is very irritating. You must have reviews from at least 50% of your guests to qualify. Why does it fall upon the guests to get reviews?? Shouldn’t the Airbnb retention team be responsible for this? Argh!

Well nonetheless, us hosts who fail to get reviews from 50% of our guests cannot get Superhost status. So you will need to get active.

You may recall in section #5 earlier in the article I mentioned the check out message. This can be an effective way to increase your review rate.

Just write something simple to a guest after they have checked out noting how important a review is. I do this without fail every time a guest checks out and it certainly helps.

Often a guest will write something like “great house” or along those lines. But hey, at least it’s a review they would otherwise not have written. It all counts right?

#17 Turn on Instant Booking!

Did you know that having instant booking turned on can improve your Airbnb ranking? Yep, it’s true, and I always encourage Airbnb hosts to have it switched on.

Instant booking means a guest can book your property without requiring your approval. As a result, it makes it much, much easier for a guest to book your property. Airbnb loves this. In fact, they love it very much, and will give you a small boost in the rankings.

Think about it. Airbnb wants to make money, and they make money by hosts taking bookings. The easier it is for a guest to complete a booking, the better it is for your rankings. Hence, instant booking is important to have switched on.

Let me ask you a question. Why would you not have instant booking turned on? Okay, I understand why you wouldn’t, you want to retain control of who enters your property and avoid a horror guest. That makes sense, but it is actually hurting you financially.

Airbnb penalises you each time you reject a booking enquiry if you have instant booking off. The first couple wont hurt too much, but you need to be careful. You’ll suffer a big drop in the Airbnb rankings for every booking request you reject.

So if you’re going to accept all bookings, you may as well turn on instant book? It makes sense.

#18 Don’t Cancel Bookings!

This one is along the similar lines to my last point above. Do not cancel bookings, unless you have a seriously good reason to do so. Airbnb will penalise you in a big way and it will be hard to come back from.

You can expect severe penalties in the search results if you cancel bookings. It’s a big no-no! Therefore if you cancel, you better make sure you have a good reason.

Okay, so what penalties will you receive for cancelling a booking?

  • A cancellation fee of $50-100 deducted from your next payout
  • Automated review left saying you cancelled on a booking
  • A guest can leave a review saying you cancelled. Don’t expect it to be pleasant
  • Your calendar will stay blocked. You wont be able to accept a new booking for that period
  • You can kiss your Superhost status goodbye for the next 12 months
  • Account suspension. If you cancel 3 or more reservations in a year

So in other words – don’t cancel! Check out this article for some ways to deal with having to cancel a booking.

#19 Optimise your listing description

Optimising your listing description is something most guests fail to do correctly. While it wont improve your Airbnb rankings directly, it will certainly have an impact.

If you’re clever with the way you write your description, you can direct more traffic. Page views are an essential factor in the Airbnb rankings algorithm, which is why you need to optimise your listing.

Furthermore, check out this great article by Airgms. They have some good tips that will serve you well to adhere to.

Tips for writing an effective listing

First, you should optimise your title. You’ll get 50 characters so be sure to make them count! You need to make your title as appealing as possible so people will click on your listing over others.

For example, I have had success with “Rustic Cottage – Self Check In & Free Parking“. Another that has worked is “Executive Apartment – Free WiFi & Parking“. You could interchange the word executive with something like luxury, family, spacious, etc.

If you live near a landmark, mention it. If you’re near the beach or downtown, mention something like “5 minute walk to…”. Avoid using CAPITAL LETTERS and use abbreviations to save character space. For example, BR instead of bedroom or AC instead of Air conditioner.

Second, you must optimise your property description. Highlight all the best features of your property and use good photos to prove it. List all the amenities you provide and go into detail about nearby landmarks.

Last, ensure you write a lengthy description. There is a strong correlation of higher rankings for listings with detailed descriptions. Airbnb may believe that wordy descriptions are a characteristic of a more conscientious host.

So, in other words, the more you can write, the better. However ensure you don’t waffle on. Be clear and direct, otherwise people will just quickly hit the back button. Check out an article I wrote with some good examples of Airbnb titles.

#20 – Get the price right!

Airbnb states on their website that price is a big decision factor for guests when comparing listings. You can bet your bottom dollar that it is a key aspect of their ranking algorithm, too.

You need to ensure that you set a competitive price within your market. I suggest running a search query in your area, filtering out similar properties to yours.

For example, you may have a 4 bedroom home with 2 bathrooms and free parking. A search query will show up these properties in your area and you can note the prices.

You’ll need to be competitive, so try and find a happy medium in between the top and bottom. If you price yourself at the high end, guests are likely to view cheaper properties that are similar to yours.

It’s very hard to improve your Airbnb ranking if you get your price wrong. It is just that important. Below are some more tips that may help:

  • Keep your week day prices cheaper than weekend prices
  • Factor in special events on your calendar. (eg. concerts, sports, etc)
  • Keep your price low if you are a brand new listing
  • Consider using Automated Airbnb Pricing

To summarise, it may pay to familiarise yourself with how the Airbnb price breakdown works.

#21 Listing views = improved Airbnb ranking

You have probably noticed a familiar theme with article so far. I harp on about listing views quite a lot, but it’s very important. Increasing your listing views will usually lead to an improved Airbnb ranking.

First, what is an Airbnb listing view? Every time someone clicks on your listing, Airbnb will count this as a listing view. It’s a stat that they continually track and one you can view at any time you wish.

How do I check my Airbnb listing views?

There are two ways to check your Airbnb listing views statistics. First, go to your hosting dashboard. You’ll be able to check your progress on the top right of the screen.

They will list the last 30 day views as well as 3 day booking stats. Along side that you will also be able to see monthly earnings, overall rating and total reviews.

Secondly, you can take a detailed look at your Airbnb listing views by clicking on the 30-day views link. The screen will look something like below:

This information is quite powerful. You can see straight away how many listing views you’ve had for the past month in chart form. New bookings and booking rate % are also tracked.

You can go back through previous months and compare your stats, which I suggest you do. If you boast multiple listings, you can select the listing you want from a drop down box.

Airbnb listing views are important as it means people are viewing your property. More views means a higher probability of getting a booking. Airbnb very much likes this!

By increasing your listing views, Airbnb will reward you with an improved ranking. So you should definitely pay attention to this

#22 Build trust with your audience

It’s crucial to build trust with your audience, so be sure to write a detailed profile. It can all give your listing a little bump in the rankings too.

The best way to build trust is by having a profile picture, as well as government verified ID. The more verification your have on your profile, the better.

Government verification include:

  • Drivers license
  • Passport
  • Visa
  • National Identity Card

Okay, I can see some of you thinking “there is no way I want to share this info!”. But please don’t fret, as guests will not be able to see any of this information. All they will be able to see is that Airbnb have verified you, and this builds trust.

The only information Airbnb share is the first name on your ID card and whether you are under/over 25 years old.

Build trust by verifying your Airbnb account. Always use a profile picture of yourself too.

You should also use a profile picture. A host that uses a blank picture, or a picture of something else is a warning sign. Guests like to be able to see what you look like and it will also build trust.

These are little things that can help improve your booking rate %. So that is the reason I have included it here, as it can help improve your Airbnb ranking slightly.

  1. Click on Profile (top right)
  2. Go to Trust & Verification
  3. Then click on Add More Verifications

#23 Increase your booking conversion rate

Increasing your booking conversion rate is a killer way to improve your Airbnb ranking. Airbnb define booking rate as the percentage of guests who book after viewing your listing.

I wont go into too much detail here, as this whole article gives you ways to do this. it’s things like optimising your listing for keywords and having great photos. Or having a detailed profile and building great reviews. You get the idea.

What I want you to do is start tracking your booking conversation rate statistics. You can find them by going to your hosting dashboard and clicking Progress in the to menu. Next, click on Views in the sub menu. It’s the same menu you check your listing views on from point #21 above.

Airbnb will present you with your total bookings for the period, as well as total views. The booking rate % is calculated by dividing total bookings into total views. As seen below:

It would be wise to track these statistics in an Excel spreadsheet, or the like. If you need help with that, be sure to check out my article on how to create an Airbnb spreadsheet.

At the end of each month add in your views, bookings and booking rate. This will provide you with a way of seeing spike periods, or if you are improving.

#24 Use social media to get views

Did you know that social media could be a great way to improve your Airbnb ranking? Yep, it’s true! Many hosts are doing it with great effect as we speak.

Social media can be a powerful tool when it comes to marketing, so why not use it for your Airbnb listing? It is the perfect way to get your listing viewed by thousands of people straight away.

Airbnb is a very visual platform, with photos crucial to the success of your business. Why not get yourself an Instagram account? Build a following by posting photos of events in your neighbourhood. Or, why not just show off your lovely property.

Facebook is another ideal platform and one you can advertise directly to people. Everyone uses Facebook, even my grandmother! Recent changes to Facebook newsfeed has made this space tougher, but it can still be powerful. The key to succeeding here is for you to engage actively with people who follow you.

Google+ is another increasingly popular place to advertise. The website MaidThis.com recommends steering clear of Twitter, Snapchat and Linked in.

Social media is an effective way to improve Airbnb rankings as it can increase your page views. As I have said over and over, listing views is of great importance. Social media is a way to get a ton of views, so why not take advantage?

To summarise, Airbnb love free publicity. Increasing page views with social media is a great method and they will reward you for it.

#25 Be Active & Spend time on Airbnb

I’ve heard it said many times that Airbnb reward active hosts. So be sure to login frequently, once a day minimum.

Airbnb will track how often you are logged into the app or website. If you are on often, it’s the sign of an active host and you may be rewarded with some ranking juice.

Be sure to regularly update your calendar (as I will discuss further below) is a good idea. You should also look at tinkering with your listing description where you can, to keep your listing up to date.

Be sure to update your calendar often to show Airbnb you’re active. Once a day if you can.

There’s no certainty this will improve your Airbnb ranking, but many people online have had success doing so. What you should do is test this for yourself.

Start logging in more, be more active, and keep an eye on your ranking in the search results. If you see an increase, be sure to keep it up!

#26 Be Responsive

It should come as no surprise that response rate is a key factor in the Airbnb search algorithm. So what does being responsive mean?

Being responsive means replying to guests at quick speed. Airbnb will track the time it takes you to respond to guests and booking enquires. A happy guest means a higher chance of that person using Airbnb again in the future.

So of course, you’ll see an improvement in your Airbnb ranking as a result of being responsive.

Airbnb like hosts who are responsive. Your response time is a metric they track closely, so you can improve your ranking by responding quickly.

How do I improve response rate?

Airbnb will reward responsive hosts and there are three factors they look at.

First, they’ll track how quickly you accept or decline reservation requests. Secondly how fast you pre-approve or decline trip requests. And third, the speed at which you reply to new messages from guests.

If it takes you over 24 hours to do any of the above, it will effect your ranking negatively. Airbnb deem responses after 24 hours as a late response. this is bad news!

So in other words, the faster you respond, the better it is for you.

How is response rate & time calculated?

Airbnb calculate response rate as a percentage of new inquires and reservation requests you respond to. A response is triggered when you either accept, pre-approve or decline a request.

Response time is calculated by the average time it took you to respond to all new messages in the past 30 days.

So just be aware that Airbnb is always watching. When you get a new message or request, it would be wise to respond quickly.

#27 Limit Limitations

To rank well on Airbnb you need to make it as easy as possible for people to book. In other words, you need to limit your limitations. But what exactly does this mean?

Avoid applying a minimum 2 night stay, or having Instant Booking switched off. This can hurt your ranking in the search results.

Things like having a minimum 2 night stay, or having Instant Book switched off, for example. Other examples include having a strict cancellation policy, not accepting infants, or a lack of amenities.

Sometimes it may not be possible to offer or adjust these things, which is fair. But you need to be aware it will effect your ranking.

If there are similar properties in your area with Instant Book switched on, or a guest who only wants 1 night, then it will cost you a potential booking. Airbnb will reward the other properties with a higher ranking than yours as a result.

Avoid these limitations:

  • Having minimum night stays
  • Switching Instant Book off
  • Having a strict cancellation policy
  • A lack of amenities
  • Not accepting infants

#28 Offer discounts for long stays

Airbnb provides hosts with a facility to offer guests a discount for longer stays. So that means you can assign a discount for week long or monthly stays, if you want.

A weekly discount will apply to any reservations for 7-27 nights. A monthly discount will apply to stays 28 days or longer. The best bit is you can offer different figures for each discount.

But “why would I offer a discount” I hear you ask? There are many benefits to doing this. You will be more likely to attract guests who want a longer stay. It would also mean less turnover for the month/week and less cleaning to do.

Long Stay Discounts
Consider offering long stay discounts for weekly or monthly stays. This attracts more bookings.

As I discussed above, anything that makes it more likely for a guest to book is great for rankings. Check out this great article for more information about longer term stays.

So how much should your discount be? Great question. There is no correct answer to be honest. A good start would be to look at similar properties and see what they offer. I’d recommend having your weekly discount lower than your monthly.

#29 Offer plenty of amenities!

The more amenities you can offer, the better. Making your property more appealing to guests will increase your search results exposure. In fact, you should read my post on Airbnb amenities explained as I go into detail.

For starters, you simply must offer essential amenities. Airbnb define essential amenities as the basic items a guest expects in order to have a comfortable stay. So in other words you must provide the following:

Provide these essential items:

  • Toilet paper
  • Soap (for hands and body)
  • One towel per guest
  • One pillow per guest
  • Linens for each guest bed

Of course, it’s not compulsory to provide these items. But if you don’t, you are doing so with the knowledge it will effect your ranking negatively.

Now lets move along to other amenities that you should be offering to guests. I’ve studied the top ranking listings in different cities and they seem to have the same things in common.

Amenities can improve your Airbnb ranking

First, make sure you provide an iron, hair dryer, coat hangers and shampoo. By offering these essentials, you are putting yourself in good stead to rank higher straight away.

Secondly, focus on the safety of your guests. You should provide a first aid kit as well as a smoke alarm. Airbnb have a prominent section now on each listing displaying if a smoke alarm is installed. They’ll even send you a free one if you request, so be sure to get one! Get yourself a fire extinguisher too.

Thirdly, provide free WiFi internet! Guests can filter listings by properties that offer free WiFi, so don’t put yourself behind the 8-ball. Even offering cable television, or Netflix etc, would help your rankings slightly. I have written a guide on how to optimize fast internet for your Airbnb that is well worth checking out.

Last, is the more expensive things. Having an air conditioner is of importance. Sure, they’re expensive, but it will make your property more desirable. A washing machine and dryer will help, as will 24-hour check in.

#30 Aim for a high conversion rate

By now you’re starting to realise that Airbnb is a numbers game. Increasing your conversion rate will dramatically improve Airbnb ranking.

Airbnb define conversion rate as the number of people who go on to make a booking after viewing your profile. In this section I want to cover how to increase your conversion rate.

High Conversions = Good Rankings
Increasing your conversion rate is possibly the best way to improve your Airbnb rankings.

The Airbnb ranking algorithm is a complex beast and there are two angles to look at. One is things you cannot change (eg. listing type, location etc), and things you can change.

There are a number of factors you can change, such as your listing description, for example. You can increase your bookings by improving on two factors. One, bringing more people to your page. And two, keeping them on your page as long as possible.

You need to create a smooth booking experience. The easier you make it for people to book your property, the more your conversion rate will increase. As a result, you’ll see your Airbnb ranking improve.

I have covered in detail how to write an effective description and how to pick great photos. Below are some ideas to refresh your memory.

Ideas to increase conversion rate

  • An appealing thumbnail photo to get people clicking
  • Write an intriguing listing title
  • Keep people on your listing page with great photos and detailed description
  • Write good captions for each of your photos. Use lots of photos

#31 Minimum and Maximum night stays

Are you a host that has a minimum stay of 2 nights or more? If so, I encourage you to ditch it if you can. It’s something that will effect your exposure in the Airbnb search results.

I have covered why you should limit limitations in point #27 above. A high percentage of guests will be looking for 1 night only stays, so you are making it harder for guests to book. Airbnb does not like this.

Removing a minimum night stay filter should have a small impact on your Airbnb ranking. Check out this interesting discussion on the Airbnb community, which is 6 pages long. It will provide you with some insight on the topic.

Drop Minimum Night stay
Consider dropping a minimum 2+ night stay. It can have a negative effect on your ranking.

I can understand why hosts would want a minimum night stay. Reasons could include less cleaning and less work. But having one night stays can be lucrative if you do it right.

Something crafty you can do is increase your Airbnb cleaning fee. The benefit here is that with more 1 night stays, you can up your Airbnb takings with each booking. I know of many hosts that do this and it makes 1 night bookings worthwhile.

#32 Get added to Wish Lists

Airbnb introduced their Wish List feature way back in 2012. The purpose of Wish Lists is to optimise user engagement on their website. And the good news? Well its a superb way to improve your Airbnb ranking!

As guests browse through Airbnb, they can save their favourite listings to a wish list. You may have seen it yourself, it’s the little love heart icon, as per below.

If somebody likes the look of your property, they can click the love heart button and add it to their wish list. When the heart turns read, it means it’s on your wish list.

Wish lists give Airbnb a good indication of the type of properties people are searching for. As a result, the number of wish lists you’re added to will become a ranking factor. Also, if your property is alike to properties in someones wish list, it will benefit you.

It will be worth your while to read this blog post at AtAirbnb.com which go into some detail. They suggest that if many guests choose to wishlist your property, you will rank higher. Airbnb use wish list data to better personalise a guests search experience.

So to sum up, the higher your wish list count, the higher chance you have of increasing your Airbnb rankings.

#33 Update your Airbnb calendar regularly!

This one is a doozy and it really works! Keeping an updated calendar is a cheeky way that can open the door to improved Airbnb rankings. Don’t believe me? Try some of these ideas and see for yourself.

First, you should login in and view your calendar at least once each day. Airbnb tracks your activity and how long you spend on their website. So viewing your calendar often shows them that you’re active.

A good idea is to make your Airbnb calendar the default homepage when you load up your internet browser. This way you will load your calendar several times a day and appear “more active“.

Second, constantly review the prices on your Airbnb calendar. I discussed price in section #20 above, but what I mean here is last minute prices. If you have a vacant night tonight or tomorrow, drop your prices. Even if it’s by only $1 or $2, it will show Airbnb you are actively trying to secure a last minute booking.

I have lost count how many times I’ve dropped my price by a couple of dollars, only to have a booking come in within 10 minutes. Airbnb will give you a little boost as your price is cheaper, as it means a higher chance of getting a booking. Remember, Airbnb wants money, so more bookings = more money.

Finally, play around with the different pricing and availability options. Airbnb has a ton of options available to try out which you can view at this link.

These are some neat little ways that can give you a little boost in the search results. Give them a try and track your results. Let me know in the comment sections below if they work for you.

#34 Think like a guest

Thinking like a guest is one of those things that seems so simple, yet it’s something many hosts don’t think of. It can lead to you making improvements that may effect your Airbnb ranking.

Ask yourself questions like what do you look for when you travel? Do you want free parking? Free WiFi internet? Do you want two single beds because you’re travelling with kids?

When it comes to the property location, what do you want to be near? Do you want to be close to downtown? Near shops and restaurants? If you are asking certain questions, you can bet other guests are too.

So think of everything you can and be sure to optimise your listing description to reflect it. Write your listing in a way that attempts to answer these questions. It will serve you well to look back at section #19 above for some inspiration.

It’s amazing how thinking like a guest can open up your mind and help you improve your listing. Thinking like a guest may not directly improve your Airbnb ranking, but it all helps. Overtime, these small changes add up.

#35 Social connections of guests

To personalise searches even more, Airbnb has introduced something called Social Connections. You can choose whether to have this section turned on or off.

Airbnb define Social Connections as:

“If a traveler has friends in common with a host or went to the same school, we may show the host more prominently to that traveler. This is because they have more in common and are more likely a good match. In order to benefit from social connections, be sure to connect your Airbnb account to your Facebook account.”

So in other words, Airbnb will use shared data from your Facebook account to help personalise search results. It could lead to people in your circles booking your apartment.

Whether or not that is a good thing is up to you. I can understand why you wouldn’t want someone you know booking your apartment. As the saying goes, it’s never wise to mix business and friendship. But it may give you a boost in the search results, so it’s worth considering.

To turn Social Connections On/Off

  1. Go to your profile on Airbnb.com
  2. Select Trust & Verification
  3. Next to Facebook, click Connect

#36 Meet the basic requirements

Airbnb recently updated their opportunities section to help hosts improve their listing. You can find this area by clicking on Progress in the top menu, then clicking Opportunities in the sub menu.

There will be a little box you can click titled ‘Basic Requirements‘. This is Airbnb’s way of informing you of things that you can improve in your listing. It should look something like below:

As you can see in the above image, Airbnb has notified us that 1 listing needs our attention. So let’s take a look at this in action shall we?

First, let’s take a look at basic and requirements and find out what they are exactly. As hosts, Airbnb expect us to provide basic requirements that guests expect.

Basic requirements include:

  • Provide essential amenities (view section #29 above)
  • Be responsive (view section #26)
  • Accept reservation requests (section #17 & #18)
  • Avoid cancellations (section #14)
  • Maintain a high overall rating (section #3 & #13)

These are things you simple must do. If you are failing to meet any of these basic requirements, Airbnb will let you know. So let’s continue looking at our example from above.

Use the basic requirements guide to improve your Airbnb ranking

It’s quite clear what we need to improve on in this listing. The average reviews are 4.6 stars, slightly below the target requirement of 4.7. This will effect the search rankings negatively.

We have hit the other targets, such as 100% response rate. There has also been 0 cancellations and 100% of bookings have been accepted. These things all factor into the Airbnb ranking algorithm.

Always keep an eye on this section of the Airbnb website. They are literally telling you things you can improve on, so use this info to help boost your Airbnb ranking.

#37 The Work Collection

Airbnb has been trying to appeal to workers in recent times. As a result, employers are increasingly using Airbnb to house workers traveling on the road. The introduction of The Work Collection is an example of this.

You can use The Work Collection to your advantage and open yourself up to more guests. But first, you must qualify for this program. You can find this in the same place as Basic Requirements. Go to Progress > Opportunities and it will look something like below:

Airbnb will notify you if you have any listings available for the Work Collection, or areas you need to work on. They will automatically add your listing to the collection once you meet their criteria.

How to qualify for The Work Collection:

  • Have the right property type (eg. entire home, etc)
  • Self check in (eg. lockbox, keypad, etc)
  • WiFi internet
  • Television
  • Iron
  • Hair dryer
  • Hangers
  • Shampoo
  • Laptop friendly workspace
  • Carbon monoxide detector
  • Smoke detector

On top of all those amenities, you must average 4.8 stars and respond to 90% of booking requests. Once you hit these numbers, you will automatically be added to the collection.

Not only will it give you a boost in the search results, it will open you up to more bookings.

#38 The Family Collection

Do you have an entire home listed on Airbnb? You may qualify for The Family Collection, which will give you a little boost in the ratings.

The Family Collection is a new feature added recently to entice families to use Airbnb. You will qualify automatically once you meet the criteria. Don’t worry, this one is quite easy.

Improve Airbnb ranking with Family Collection

First, you must recognise this collection is only available to entire houses. If you have a shared room, private room, etc, you cannot qualify.

Second, you must provide the essential amenities (read more on this in section #29 above). You must also provide Wifi, a kitchen, as well as a television. Not too difficult at all.

Third, you must maintain a 4.8 overall rating in the past 365 days, with at least 5 total reviews. This one is a little more tricky, as it is slightly out of your hands. You can do your absolute best, but you need to rely on guests giving you 5 star reviews.

Finally, you must indicate on your listing that it’s suitable for children and infants. Because, you know, children and infants are part of the family and all.

How to qualify for the Family Collection

  • You must have an entire house
  • Provide essential amenities, Wifi, kitchen & a TV
  • Maintain an average 48 overall rating in past 365 days
  • Your house must be suitable for children and infants

To summarise, once you meet all this criteria, Airbnb will add you to their Work Collection. You could then expect an improved Airbnb ranking as you will appeal to a wider audience.

#39 Show off where you live

People are visiting your town for a reason, so you need to entice them to book your property. One way of doing this is by showing off your town, as well as the neighbourhood you live in.

You will be competing with hundreds of other properties, so this is an important factor to nail. I have shown you how to attract people to your listing with awesome photos and a good listing title, but what’s next?

Once a potential guest hits your listing, you don’t have long to showcase your area. List the major attractions and sights near the top of your listing, plus the distance. eg. a 13 minute walk (1 mile) from the football stadium.

Show off your neighborhood to guests. Display photos of nearby attractions, aerial shots, shops & restaurants.

Try and get into the head of your guest and anticipate what they may want to do and see in your area.

Another good idea is to add a few photos of what they can see in your area. Photos of tourist attractions, restaurant areas, shopping strips, etc. People are visual creatures, so this is a great way to show off your area.

Try an aerial photo

One method that has worked to great effect for me is to get an aerial photo of your house and surrounding area. With some crafty photo editing, you can highlight exactly how close your house is to things.

For my listing, I actually hired a drone photographer who took photos of my area from above. It looks fantastic and really shows off the area. It was expensive, but I feel it has led to extra bookings.

To conclude, it’s a great idea to show off your area to a potential guest. If they see photos and lists of things nearby, it may give you the edge for a booking. And remember, more bookings = an improved Airbnb ranking.

#40 Don’t have too many rules!

If you’re not getting bookings on Airbnb, you may want to loosen your rules a little bit. This is a pitfall that many hosts fall into and it can prove costly. But the good news is there something you can do to help, which I’m going to delve into a little bit.

Don’t worry, I get it, you want to protect your house by having rules in place. It’s totally understandable, but you need to realise it can scare off potential guests.

When a guest goes to book your house, a screen comes up with a list of your house rules. They cannot complete the booking until they choose to accept your rules. So you can imagine what a guest will think if they see a million different rules to agree to when booking your place.

Go Easy on House Rules
Too many house rules will probably scare potential guests. I suggest going easy and not overwhelming guests. As a result, you will get more bookings.

A good way to deal with this problem is to provide an Airbnb house manual – you can view our template here. It’s the perfect place to outline the rules for staying at your home. You can even upload it to your listing, or send it to a guest prior to them arriving.

But to summarise, don’t go overboard on your Airbnb house rules. People don’t like rules, just put the absolute necessary ones on your listing. To improve your Airbnb ranking you need a good booking rate.

#41 Make bookings yourself

Making bookings from your Airbnb account is said to be beneficial. I use Airbnb often when I travel, using the same account that I host with.

Be it a coincidence or not, I often see a little boost in my Airbnb ranking after I make a booking myself. Perhaps it shows Airbnb that I am an active account, I’m not sure. But if I get a bump in the rankings, then I’m happy!

Go ahead and trial this method yourself. If you’re a host who uses Airbnb as a guest as well, keep an eye on your ranking. Let me know in the comments if you received a little boost or not.

#42 Be active on the Airbnb forum

Did you know that Airbnb have their very own community forum with over 650,000 members? It’s an absolute goldmine of information that will help you improve as a host.

Airbnb automatically links up your Airbnb account with a forum account. So if you are already hosting on Airbnb, you also have an active username on the forum ready to go.

“Get involved on the Airbnb forums and do plenty of Thumbs Up.”

It’s such an active place too, with almost 1,000,000 total posts from members all over the globe. You can read posts other hosts are making, plus get inside the minds of guests.

One interesting titbit I came across is that you may be able to improve your Airbnb ranking by giving thumbs up. You can read about this further in this forum post.

The ‘thumbs up’ feature works the same as the like feature on Facebook. In other words, if you find a post you like, you have the ability to give it a thumbs up.

It’s said that if you are active on the forum and interact with other hosts and guests, it can boost your rankings. Being active on the forum helps both hosts and guests, which is all good stuff for Airbnb. They like active hosts and it’s supposed to increase how much the Airbnb algorithm likes you.

So to conclude, get active on the Airbnb community forum!

#43 Setup a website

Creating a website for your property is a fantastic way to increase your booking rate. Okay, it’s certainly a bit of work, but the rewards can bear fruit. It’s especially a good idea if you run multiple bookings.

Creating websites is easy now with the introduction of WordPress. You can quite literally put up a website inside a few hours if you wanted to. There are some great guides out there, like this one. But creating a website is beyond the scope of this article.

Build an Airbnb website improve rankings

The good thing about this strategy is that you expose your property to a whole new audience. People that don’t particularly use Airbnb, for example.

Another good thing is that very few hosts are marketing this way. So by creating a website, you give yourself an edge over competitors in your space. Any edge in this game is very important.

The guys at Get Paid For Your Pad wrote a great article on this very topic which I encourage you to read.

Benefits to creating a website

Airbnb is big business, but there is also HomeAway, Expedia, Booking.com, and many other alternatives. In other words, it’s a big world out there.

The graph below, courtesy of Rentivo.com, is a perfect illustration of how competitive it is. If you’re relying solely on Airbnb, you are restricting your potential earnings.

Creating a website is a brilliant way to show off your listing to a huge audience in the one spot. Customers are more savvy now and will look across platforms for the best prices.

One benefit is you can choose how you direct your traffic, which is the big bonus. If Airbnb is your main platform, you can direct traffic to your listing via your website. As you know, more listing views is a way to improve your Airbnb ranking.

Let’s look at some of the benefits:

  • Direct extra traffic to your Airbnb listing via your website
  • Promotes your property to people who don’t yet have an Airbnb account
  • More listing views = higher chance of booking. That means better rankings
  • You can promote your listing on social media
  • Get potential customers through Google searches
  • It creates credibility and reputation
  • Show off your listing, ie. YouTube videos, etc
  • List your first booking coupon code and earn $$$

#44 Scope the competition

Scoping your competition seems an obvious one, but it’s something many hosts don’t do. Checking out your competition is vital to the success of your Airbnb house.

I have touched briefly on this in several of the topics above, but I feel this needs it’s own section.

You simply must scope the competition if you want to succeed on Airbnb. How can you improve your ranking if you don’t know what your competition are doing?

Find similar properties in your location and try to discover what they are doing well. Then copy them, but do it better. It’s the way the business world works.

Anything that leads to a higher booking rate will help improve your Airbnb ranking. Below are some quick tips that I have used to success in the past.

Things to look for

Amenities: Check out what amenities your competition is offering. Maybe they have a coffee machine. Perhaps they have television hooked up to Netflix. They could even provide a free breakfast. find out what they’re offering their guests and try to do the same.

Price: Nobody will book your place if they can get a similar property nearby for less price. I like to keep my prices somewhere in the middle – not too cheap, but not too expensive. In fact, having prices closer to the cheap side is beneficial as it can mean more bookings.

Photos: Look at the cover photo your competition is using. This is the first image that appears in the search results. You simply must find a photo of your property that is better than your rivals. Getting a guest to click your listing first is pivotal.

Wording: The same rules as above apply here. Draw attention to your listing by writing a more appealing page title. I have covered this above in topic #11 if you need a refresher.

Check Your Competition
Find out what your competition is doing well. Then copy them, but do it better. It’s a competitive world out there and you need an edge.

#45 List on other platforms

Listing on other platforms is a good strategy. But you may be thinking if this is an article on how to improve your Airbnb ranking, why am I suggesting to list on other platforms? Well hear me out.

Airbnb is the platform I use predominantly. I do list on other platforms (VRBO, HomeAway, etc), but Airbnb is where I do the majority of my business.

Short stay platforms

If you, too, use Airbnb predominantly, this strategy may be of some interest.

What I like to do is purposely make my listing more expensive on the other platforms. These days guests will often look across different platforms to get the best prices they can.

So first, a guest may see my listing on HomeAway. If they then spot my listing on Airbnb at a much cheaper rate, what are they likely to do? Yep, you guessed it, they’d book it on Airbnb. It would be human nature for them to think they’re getting a great deal.

Listing on other platforms makes sense anyway, especially from a financial perspective. It creates more exposure to get bookings if your Airbnb has vacancies.

Again, while this strategy won’t directly effect your Airbnb ranking, but it will improve your booking rate. That in itself is gold and will boost your rankings.

#46 Offer more beds

A strategy I have used with great success is adding more beds to my property. What I mean by this is providing two single beds, rather than one queen bed.

To help explain, I will do a case study to show you what I mean. Say you have a 3 bedroom home with a queen bed in each room. That means you can bed six people, but it will only suit couples.

As an alternative, you could configure your house with, say, one queen bed, then four single beds. In other words, two single beds in each of the other two bedrooms.

The genius of this is you will appeal to a wider range of people. It’s common for a group of 5-6 people to want a bed each. If you have queen beds, they’ll have to share, so are likely to pass on your property.

Another superb idea is to buy trundle beds. This is something I have done with great success. It’s basically two beds in one, where one slides under the other.

Many hosts provide bunk beds, but I much prefer a trundle bed. If your guests don’t require the extra bed, you can easily slide it away and save some space. It really is a genius idea!

So in summary, provide as much bedding as possible on your listing. Your property will appear in more search results. Which in return will increase your chances of ranking higher.

#47 Eliminate extra person charge

A good way to turn guests off is by including the dreaded extra person charge in your costs. I explain this cost a little more in my article on why the Airbnb price changes per guest.

To summarise quickly, it’s a fee that hosts can charge when there are extra guests. It’s incredibly frustrating for guests and can turn them off booking your property.

A guest may decline to book your property as a result of this charge, which effects your Airbnb ranking. This is known as a bounce in SEO terms, and it is a stat that Airbnb tracks. If people keep bouncing from your listing, it will have a negative effect.

Anything that can increase the probability of a guest booking your house is a good thing. Consider removing the extra guest fee, or at the very least, make it a small amount.

#48 Consider accepting pets

More and more people are travelling with their pets these days thanks to sites like Airbnb. As a result, hosts that accept pets open themselves up to a higher chance of getting bookings.

Airbnb has a filter on their search filter for ‘pets allowed‘. You’d be very surprised how often people use this filter as well.

Allow pets on Airbnb

Selecting this filters the search results to only show listings in your area that allow pets. Considering most hosts don’t allow pets, it’s a great way to give yourself a little edge.

It’s like what I was talking about in topic #27 above in limit your limitations. This is just one way to appeal to a wider audience and give yourself an opportunity to rank higher. Remember, more bookings = higher rankings.

#49 Get an Airbnb Co Host

Okay, this won’t directly impact your Airbnb ranking, but it can help improve it. So what is an Airbnb Co Host?

An Airbnb co host is someone who you can grant access to your account. It’s usually a friend or family member, or an employer, who can help your run your listing.

The benefit of having a co host is that they can assist you in the day to day running of your Airbnb. This saves you time to focus on other areas that need improvement.

As they say, time equals money. This can help you improve your Airbnb ranking.

#50 Offer an early Check In & Check Out

A common message I get from guests is a request for an early or late check out. I’ll get this request several times a week without fail. I’m sure any host reading this can relate.

If you do accept early or late check ins, write it in your listing description. This is just another one of those little things that helps increase the chances of getting a booking.

Early check ins and late check outs are frustrating, so I can understand why many hosts wouldn’t want to do this. I refused to accept early check ins / late check outs until recently.

Offer Flexible Times
Consider being flexible on your check in & check out times. As a result, you will attract more guests. Furthermore, you can earn extra money by charging for this service.

However, I have noticed my Airbnb ranking improve since stating I accept early/late check ins. Because my booking rate has increased, so has my search ranking.

Another thing you could do is charge for this service. For example, you could charge $10 per extra hour. If check in is normally 3pm and they want to check in at 1pm, charge them $20. More often than not guests are more than willing to pay the fee.

#51 Provide baby stuff

Last, but not least, I recommend providing baby stuff. This is something I could have included above under amenities, but I feel it needs it’s own section.

Providing baby stuff is a super way to improve your Airbnb ranking. Travelling with a family is expensive if you’re booking hotels, so guests look to Airbnb for value. This is where you come in!

Baby Stuff = $$$
Families usually look to Airbnb rather than hotels. If you cater to this market, you can rise in the rankings and boost your income fast.

When I first started hosting, I did not include amenities for babies. This is includes things like portacots, high chairs, kids books, and so forth.

I was constantly getting inquiries from guests asking if I had these things in my property.

As you could imagine, this cost me many potential bookings. Also, as I have said over and over, this is not good for your ranking.
