How to get 5-star reviews on Airbnb

Getting good Airbnb reviews is the number one thing on the mind of every host. Well, behind making lots of money that is! But how do you get good reviews on Airbnb? In this arrticle I will give you 29 guaranteed ways to increase those 5-stars reviews in no time.

The two most important things to keep in mind is communication and the accuracy of your listing. If you get these two things right, you will have good Airbnb reviews coming your way in no time. I will show you exactly how to nail this below. Best of all, it’s quite easy to do.

Becoming a SuperHost is the aim of every host on Airbnb. Getting good reviews is a key element of qualifying to become an Airbnb SuperHost. You must achieve a 4.8+ overall rating, so any reviews that are not 5-stars are a huge setback.

By following these 29 suggestions I am about to give you, I guarantee you’ll see an increase in 5-star reviews. These tried and tested ways are things I have been using myself for years now with great success. So, without further ado, let’s get stuck into it!

#1 Ensure your listing is accurate

Having an accurate Airbnb listing is so important. So much so, that I’ve put it right at the top of the list.

“Don’t keep any secrets. Note things such as road noise, no air conditioner etc, in your description.”

The most common mistake I see hosts make is not providing a detailed description of their space. You don’t want your guests to get any unexpected shocks when they arrive. In other words, don’t promise things that you cannot deliver.

If your property is on a main road with road noise, put it in your listing. Don’t have an air conditioner? Put this in your listing too. Does it get cold in winter? Let your potential guests know this as well.

You may think you’re being clever by leaving this out as not to scare off guests. But in reality you are only hurting yourself. If a guest finds something not reflected in your listing, it will likely lead to bad reviews.

Bad reviews will scare off potential guests more than a little bit of road noise noted in your listing. In effect, you’re costing yourself money by trying to hide thee things, so don’t do it! Here is a good article on why you are not getting Airbnb bookings that’s worth reading.

In summary, provide a clear and detailed description of your space. The more detailed you are, the better in my opinion. It will make a big impact in you getting good Airbnb reviews.

#2 Be clear on your location

If you have been hosting on Airbnb for a while, I can bet my last dollar a guest has rated you low on your location. You could have the best house on the best street, but guests will still give you 4 stars for location.

Yes, the dreaded ‘location’ field on the review form has left every Airbnb host wanting to tear their hair out at some stage. It’s the bane of our existence. For some reason guests will book a house, know the exact location, yet give a lower review. Why on earth is this? And why is it even an option? Whhhhyyyyy???

Location can mean different things for different guests. In other words, it is something that is open to interpretation. It may mean that your location is not walking distance from downtown or to shops. Perhaps it may mean your location is noisy. Guests may take it to mean your house is in a bad area.

To boost your chances of a good Airbnb review, it’s best to be transparent about the location of your house. If it’s some distance away from town, or noisy etc, let guests know in the listing.

#3 The Check In Message

The next three suggestions are all based on communicating with your guests. If you get these right, good reviews on Airbnb are sure to follow. First, let’s look at the check in message.

Send your guest a check in message within 24-hours of their arrival. I usually use the chat feature on the Airbnb app, but SMS or email will suffice. It’s essential to set the tone early on, letting your guest know as much detail as possible about their stay.

Be sure to include instructions on how to check in, your contact phone number and the street address. Let them know if you have any questions you are only too happy to help. It makes a good first impression, which is crucial.

Another thing I do is write something like “we want you to have a 5 star experience during your stay”. This is a crafty way of subconsciously putting the idea of 5 stars in their mind.

#4 The Check Up Message

Once your guest has checked in and is nice and settled, I recommend sending the check up message. This is the most important of the three messages.

If you have been hosting a while, I can bet you’ve had a guest rate you 4-stars because you forgot a towel, or a light globe went out, or something tiny like that. In other words, something that you would have been happy to fix if they had asked.

This is the beauty of the check up message! Check in on them during their stay, ask them is everything okay. Be sure to let them know that if they need anything, big or small, to ask.

This will emphasise two things. First, they will know to contact you if they need anything. And second, it will stop them giving you a bad review for small things. Offering to resolve any issues stops guests waiting for the review process to let you know.

#5 The Check Out Message

This is the last chance for you to communicate with your guests before they leave a review, so make it count! The check out message is crucial to nail.

Be sure to thank them for choosing to stay in your house. You should also use this moment to emphasise that if they had any issues during their stay then to let you know. This could be a chance to get something off their chest, rather than letting you know in the review.

Something as simple as this can work wonders. Since I began doing this, I saw a dramatic increase in good Airbnb reviews.

It is another good way to re-enforce your 5-star message again also. Remember the subliminal way of putting the 5-star idea in their mind from the check in message? Let them know once again you hope they had a 5 star experience. It works, it really does!

#6 Give out free stuff!

Put yourself in your guests shoes. How much do you love free stuff when you’re travelling? I know I do!

It doesn’t have to be anything extravagant. In fact it can be something as little as a chocolate or some fruit. Doing this creates a great first impression for your guests.

A key reason why people flock to Airbnb is that the amenities are better than hotels. So the better your amenities are, the better chance you have of getting a good Airbnb review.

When it is hot I like to provide guests with a bottle of water. I’ve seen hosts offer fruit baskets, candy bars, coffee & tea, you name it! It won’t cost much and it will mean more 5-star reviews. It’s worth it!

Free stuff to consider

  • Small chocolates (eg. Lindt balls)
  • Bottles of water
  • Coffee & tea
  • Fruit bowls
  • Candy bars
  • Biscuits or cheese crackers

Provide a few of these things and you will have good reviews coming out your ear. The cost is minimal, but good reviews = more money. It’s a win win for everyone!

#7 Leave a Welcome Note

This little gem has been responsible for me getting a ton of good Airbnb reviews over the years. In fact, I should move it higher in the list as it has such a high success rate.

Write yourself a reminder now and make this the next thing you do today. Go and buy a small blackboard or whiteboard. This golden nugget will win you plenty of admirers, and here’s how.

Writing something simple like “Welcome Adam & Linnie” will make your guests happy. You could even draw a symbol for your city, or even write a note in their language. Attention to detail will go a long way and create a personalised experience.

In the long run it will lead to more 5-star reviews. I have lost count of how many times a guest has mentioned my welcome note in their review.

#8 First Impressions = Good Airbnb Reviews

Everyone has heard the expression first impressions count. Well they especially count in the world of hosting. If you get this wrong, you can kiss a good Airbnb review goodbye.

By setting a happy tone early, your guests will be in a good mood during their trip. In contrast, a bad first impression will have guests looking for flaws in your property from the outset. This can never end well!

Ensure your house is spotless and that it smells beautiful like a flower. In fact, placing flowers in a vase is something I do often in summer. Giving away free stuff (like in point #6 above) is a superb way to leave a good first impression too.

Be sure to open up all the blinds and let as much natural light in as possible. Inspect the bathroom and beds for any hair (because yuck…) and the kitchen benches are clean.

#9 Write a good house manual

Writing an amazing Airbnb house manual is so pivotal that I have a full article on it, with a free template!

Think of the house manual as an instruction book for your guests. You should also consider it as a cheeky way to earn yourself some brownie points. Let me show you how.

The first thing to remember is this may be the first time a guest has visited your city. With this in mind, it is a good opportunity to provide them with information about the city.

Including things such as coupons to local attractions and restaurants is a great start. Many people use Airbnb to experience living like a local, so a list of restaurant recommendations is a good idea. In addition you should include transport and medical information.

Your guests will really appreciate this and a good Airbnb review will likely await you!

#10 Leave your review straight away

A little trick to keep up your sleeve is to leave your review straight away. Airbnb will send you a prompt to leave a review some time in the afternoon of a guest checking out.

When you submit your review, Airbnb will notify your guests to let them know. In other words, they’ll receive an email informing them you left a review. But they will only be able to read it once they leave one for you.

Usually curiosity will get the better of them and they will leave you a review, so they can read yours. If you nailed your check out message, this is a trigger for a good Airbnb review. Hopefully 5 stars!

It’s also worth noting that the percentage of reviews you get from guests is a ranking factor for Airbnb SuperHost. So it is in your best interests to encourage guests to leave you a review. This method is great at achieving that.

#11 Check guests previous reviews

Here is a pearl of wisdom for you to help you get good Airbnb reviews. Why not check a guests previous reviews? It’s a brilliant idea and I am going to show you why.

Let’s be honest, some people are serial whingers and will always find something to complain about. But what if you could preempt their complaint and sort it before they have a chance to complain?

Checking reviews previously left by your guest can provide valuable information.

Airbnb allows you to read reviews that your guests have left for other hosts. This feature is a great way to get inside their head and look for common themes with their reviews.

Perhaps they complain about hosts not supplying soy milk, or not enough coat hangers (both true stories). If you see this in their reviews, the first thing you’ll be doing is providing soy milk and more coat hangers!

Another nifty feature is being able to read previous host reviews for your guests. Sometimes you may be able to pick up on something to prepare for, so it’s worth checking. Additionally you could read this article about dealing with bad reviews.

In summary, it pays to research your guests because doing so could lead to more good reviews on Airbnb.

#12 Treat guests like they’re your first

Ahh, we all remember our first. Our first Airbnb guest of course! Think back to that first day when you hosted your very first guest. You treated them like royalty, going above and beyond to meet their every need. Nothing was too big, you just wanted to impress them and then get a good Airbnb review.

Now fast forward time. You have been hosting for several months/years and each new guest turns into a blur. Sooner or later you can become complacent and drop the ball a little. Don’t worry, it happens to the best of us hosts.

What must be remembered is that someone chose to book your house above all the other choices available. They’re paying you a handsome sum to provide a great experience, therefore you should treat them as such.

By treating them as though they are your first guest, it will leave a lasting impression. If you treat them like royalty, like your first guest, good Airbnb reviews will follow.

#13 Explain the review system

Would you like me to let you in on a little secret? Most guests have absolutely no idea how important 5-star reviews are. Nor do they even care…

What’s even worse is that the Airbnb review system is not good and hard to understand. Read my article explaining how do Airbnb reviews work for a detailed explanation.

The simple fact is Airbnb does a poor job explaining how the review system works to guests. Nor do they convey the importance of what a 5-star review means for a host. If one little thing goes wrong during their stay, many guests will just give 4-stars overall. Any host out there reading this will nod to what I am saying with gritted teeth.

So what can you do about it? First, something I have used with success is explaining the reviews in my Airbnb house manual. Second, emphasising how important a 5-star review is to your business.

Finally, you could use the check out message (as per point #5 above) to explain the review system. Below is a sample message that may do the trick.

Try this sample text:

A good review is essential to our success on Airbnb. Please note that the 5-star rating system is not like a hotel rating. As an Airbnb host we do all we can to ensure that our property meets your expectations, as based on our listing description, photos and reviews.

Be sure to emphasise that the 5-star rating system is not like a hotel rating system. You could also ask them if they had any issues to let you know, so you have a chance to address them.

To summarise, explaining how the review system works has a high success rate in improving your reviews. Some guests may mean well, but simply do not understand the review system. As a result you may get a bad review which you could have avoided.

#14 Have a cleaning checklist

If you are a fan of Bnb Duck, you will know I am big on having an Airbnb cleaning checklist. In fact, I will even supply you with a free template when you join our newsletter.

You don’t need me to tell that it’s essential to have a spotlessly clean space. If you skimp on cleaning, you can wave goodbye to good Airbnb reviews because a guest will hammer you. Cleanliness is a rating criteria which you will be rated out of 5 on, so treat it seriously.

For this reason I urge you to create your own cleaning list template, or download mine as a sample. This way you will never forget to clean important areas ever again.

You’ll take the checklist with you room by room, ticking off things as you go. Sooner or later you will know your cleaning regime off by heart, but it’s crucial to create that habit.

#15 Turn on Instant Booking

I am a big advocate of having Instant Booking turned on at all times. For those unaware, it means people can book your space without requiring authorisation.

Having Instant Booking turned off is a crazy idea. For starters you may be asking why is my Airbnb listing not showing? This could be one reason why. Another reason is Airbnb will penalise you if you reject guest enquiries. My question to you is why even turn off Instant Booking in that case?

Another key point is that many guests only book Instant Booking properties. Turning it off will not only cost you potential bookings, but also cost you money.

Guests want the booking experience to go smooth, so having reservation requests adds a layer of complexity. It comes back to that first impression thing from point #9. The better the experience, the higher chance for good Airbnb reviews.

How to turn on Instant Booking

Step 1:

Click on listings in the top menu of your Airbnb host dashboard. Next, click on Booking Settings which you can find in the sub menu.

Next you will click on edit and be taking through to the booking settings page. Ensure you select the top option to accept guests who meet your requirements. This is the instant Book option.

Should you wish to, there is an option to edit your guest requirements. I recommend selecting guests supply government issued ID’s. This helps stop unsavoury types booking your property. There’s a few other options to play around with too.

#16 The Price is Right

No, I am not talking about that crappy game show that used to be on telly. I’m talking about getting your Airbnb price smack on the right amount. I explain more about this in my article on how Airbnb price breakdown works.

It doesn’t take an Einstein to know that a key ingredient to success is getting your listing price correct. Explaining how to price your Airbnb is beyond the scope of this article, so I will cover that in future.

If you’re a new host then I recommend starting with a lower price initially. Having a new listing also means you will have next to no reviews on your profile. Therefore people are taking a risk on your listing being accurate as there are no reviews to go off. Once you get good Airbnb reviews coming in, then you can consider raising your base price.

A common mistake I see hosts make is charging too much. Sure, some guests are willing to pay it, but you’re opening yourself up to bad reviews. By charging too much, you risk guests feeling ripped off and boy will they let you know about it.

In brief, look at similar properties in your area and match their prices. Or better yet, look at using Smart Pricing, which I found a good explanation of here.

#17 Leave a good Airbnb Review

With all this talk on guests leaving you reviews, it’s easy to forget you have to leave reviews yourself! So I recommend you give this some careful thought.

In time you may find that you have returning guests. This is a jackpot if it happens, because a satisfied guest is likely to return again and again. Hello 5-star reviews!

This is why you should be generous when giving reviews. Giving a good Airbnb review to guests increases the chances of them booking with you again in the future.

Think about it. Would you book with the same host again if they wrote a nit picky review about you and gave you less than 5-stars? On the other hand, if they gave you a great review, you would definitely stay with them again.

So remember, give good reviews, because you never know which guests may return!

#18 Reply to public reviews

Every time you receive a review, good or bad, it becomes public on your Airbnb page. Once it goes public it means everyone interested in your property can see it.

By following the steps in this article you should have only good Airbnb reviews coming in. However, there will always be a few ‘special’ guests that slip through the cracks, leaving bad reviews. Luckily I have a good way to deal with these that will make you look good in the process.

Airbnb provides you with the ability to respond directly to your public reviews. This is the perfect opportunity to set the record straight for everyone.

You should make it a regular habit of going through and responding to your reviews. It doesn’t matter if they are good or bad, you should respond to them all. As a result of this, you will look like a much more personal host that has great communication skills. In other words, you care about your guests.

It’s always a good idea to reply to your public reviews

Above is an example of how a response to a public review looks. Everyone browsing your property listing will be able to see this. You’ll note that this guest loved the welcome note (point #7) and restaurant & tourist recommendations (point #9). See? I told you it works!

How to reply to public Airbnb reviews:

  1. Airbnb will email you once a guest leaves a review. On that email will be a link saying Write a Response.
  2. Go to Edit Profile on Airbnb. Click Reviews, then select Reviews About You. Next find the review you want to reply to and click Leave A Response 

People will see your responses and be more likely to book with you. It will also make them more likely to leave you a good review given they know you take great care with your guests.

Dealing with the bad reviews is a wise idea. If someone leaves you a bad review because there was lots of road noise, then address it. Apologise to them for the noise, then state you have road noise noted in your listing (as per point #1). People will see this and will be unlikely to leave you a bad review for it.

In conclusion, you now understand why it’s essential to reply to your public reviews. First, people will see you are an active host who communicates well. Second, you can make a bad review look positive. Finally, it reduces the risk of any nasty surprises during their stay.

#19 Supply goodies for babies & pets

This is free stuff part 2. Another way to get yourself brownie points is to supply goodies for babies, or pets if you accept animals.

Leaving free goodies for babies will win you some serious brownie points!

If your guests mention they have a baby, this could be a goldmine for you. With this in mind, you can supply things like baby bibs, bottles, books, toys, and so forth. Parents will be overwhelmed that you remembered their little ones and will be more likely to leave a good Airbnb review.

Not many Airbnb hosts welcome four-legged friends, but for those that do, your guests will be grateful. Considering they will already be happy, why not supply free dog food or dog cookies, or so forth. You’ll increase your chances of a 5-star review greatly.

Trust me, I have done this with success. When I supply extra goodies for babies, I get lovely reviews. The guest will mention it in their review, which helps lead to more bookings.

#20 Compliment your guest

One formula for success is to compliment your guest. If they have left your place nice and tidy, shoot off a message to thank them and show your appreciation. Doing so will send good vibes, which they’ll remember when leaving their review.

Another thing I like doing is commenting on their home-town. It will say where they’re from on their profile on the booking screen. What I like to do is say something like ‘oh you are from Brighton? I have visited there and absolutely loved it’.

Sometimes your guest will let you know why they are visiting in their booking enquiry. Be sure to note that in your reply, offering them a compliment and letting them know it sounds interesting.

These are only small little things, but they add up to make a big difference overall. By building an early rapport, with a bit of luck, it may lead to a good review.

#21 Provide a free breakfast

Ok, I understand this one may not suit every host, but it’s worth considering. I explained in an article why I love a private room vs entire place on Airbnb. Generally speaking, a free breakfast is by and large a key reason why.

Hosts who run a private room or shared room would be better equipped to provide a free breakfast. Living on the property makes it much easier to provide a service like this. You will find many guests choose to book these properties because of the free breakfast.

Go ahead and jump on Airbnb now. Run a search for properties that provide a free breakfast and then look at their reviews. A common theme will be people mentioning breakfast, alongside a positive review.

In summary, if you have the facilities in place, it may serve you well to consider offering breakfast to your guests. It is a near certain way to get good Airbnb reviews.

#22 Provide a suggestion box

Suggestion boxes are not a new concept, they have been around for years. In fact, I saw the idea mentioned on this site and thought yeah, that’s an awesome idea!

Providing a suggestion box may just be the remedy to limiting your bad reviews. First, it provides a vessel for guests to air out any of their dirty laundry. If unsatisfied they may be less inclined to leave a bed review after venting into a suggestion box.

Second, a guest may provide some genuinely useful tips to help you improve. It’s possible they may leave a bad review, but you can use this new knowledge to prevent future bad reviews.

Third, it subconsciously lets them know you are open to improving. A suggestion box will make them feel like they are helping you improve, which is a good thing. Rather than waiting until their review to let you know, they will be more likely to offer a good review.

In summary a suggestion box is a fantastic idea and will likely lead to improved reviews. I found this suggestion box at random at Staples. But you can find them anywhere online with ease.

#23 Anticipate bad reviews

Sometimes you can anticipate bad reviews coming a mile away. You know they are coming, but you are just biding your time until the dreaded notification pops up. If you have been hosting a while, I can imagine you nodding to yourself as you read this.

You know the story. You have that one guest who complains about everything, no matter how small. They are in constant communication, asking a million questions and you want to tell them to beat it. But doing so would only lead to an even worse review. Argh!

So how do you deal with a guest like this? It’s simple, you take all the points I have told you above and you go turbo on them. Send them check up messages and be over the top nice. Offer to drop them off extra amenities and goodies. Check out their previous reviews and try to remedy their next complaint before they even make it. Even offer them a free breakfast fit for kings!

Many times nothing you can do will work, you just have to cop it on the chin. These people are grumpy all the time and it’s not in their nature to leave good reviews, let alone 5-stars.

In summary, going above and beyond gives you a fighting chance of getting a good Airbnb review. Hey, it’s worth a shot! Fingers crossed you don’t ever have a guest like this book your Airbnb.

#24 Offer a refund

From time to time things can go wrong. It may not even be your fault, life can just be unfair. If something out of control happens during a guests stay, offering a refund may be a way to ease their mind.

Let me tell you about a real life example that happened to me. Once during a guests stay our internet modem decided to pack itself in. Unlucky for us the guy was in on business and the internet was pivotal for him. We couldn’t fix it and the shops had closed.

I offered him a full refund to show some good faith, which he appreciated, but declined. I was expecting a bad review, but it was actually an okay review. He mentioned there were issues and that I did all I could to help and also offered a refund. In short, offering him a refund satisfied him enough to not leave a bad review.

Airbnb refund

Offering a full or partial refund to your guests is a good strategy to consider. There are any number of random things that could go wrong during their stay and the offer of a refund may help you get a good review.

In conclusion, keep the idea of offering a refund up your sleeve. It may cost you short term, but avoiding a negative review may save you money in the long run.

#25 Be a guest yourself

Another idea is to be a guest yourself. In other words, put yourself in your guests shoes. If you are an Airbnb host then the odds are high that you would have used Airbnb as a guest in the past.

If so, what things did you enjoy about your stay? What didn’t you like? Were there any improvements your host could have made?

Thinking about questions like these are a great way to improve your Airbnb space. I’ve found many great ways to improve my house by emulating what other hosts do well.

So in summary, next time you’re travelling out of town, forget booking a hotel, get yourself an Airbnb. You never know what you may learn on your travels.

#26 Provide a guest survey

This one is similar to the suggestion box idea. What you could do is create a short survey that guests fill out on their departure. It need only be a few lines long.

It’s a chance for a guest to write down what they thought of your space and give you a few ways to improve. An unsatisfied guest can blow off some steam here rather than in their review.

The good thing about a survey is that guests will suggest improvements that you may otherwise not have thought of. As a result, it will mean good Airbnb reviews in the future when you implement the changes.

Keep in mind that filling out surveys can be annoying, so don’t make it too long. If used properly, this can be a really powerful strategy to improve your reviews.

#27 Have modern amenities

Having modern amenities is something many hosts overlook. Are you amenities in need of an improvement?

We’re living in a digital age now, so consider things like Netflix. The monthly subscription is around $10 which is Micky Mouse money in the scheme of things. Netflix will delight your guests and may net you a few extra good reviews and will pay for itself in time.

You should at least have a decent television, one that you can plug a USB stick into. I have stayed in many Airbnb’s that had an outdated TV that felt like it was from the 1950s. Well, not the 50s, but you get the idea!

Consider things like a coffee machine as well. You can pick them up pretty cheap now for as little as $50. Also consider providing premium tea as well. Guests will notice this and will reflect it in their reviews.

Modern amenities to consider:

  • Smart TV with USB
  • Netflix subscription
  • Free WiFi (high speed)
  • Coffee machine
  • Premium tea

Oh, you must supply free internet as well. Not providing WiFi is a big no-no now. Make sure it’s decent too, if it cuts out or is slow, you’ll have some very unhappy guests. Having no Wifi (or bad Wifi) is cause for a bad review. I explain how to get fast Airbnb internet in this article.

In summary I think you know how important modern amenities are. It may cost you a couple hundred dollars extra, but it’s money well spent. Good Airbnb reviews mean more customers. More customers = more money!

#28 People love board games!

In this digital age, it may come as a surprise that people still love board games. They really do, I know it as fact!

I provide board games in my Airbnb’s and people always mention them in their good reviews. In particular it’s the families that have kids that especially love playing them. But I often have tradespeople and business people staying who play them too.

Popular ones include the classics like Monopoly, Connect 4, Guess Who, Scrabble and Chess. The card game Uno has been a massive hit as well, so don’t forget that one!

If you have the budget, I recommend giving some thought to getting a video game console and games. Yes, it’s expensive, but it is a killer way to get yourself 5-star reviews.

Something like a Nintendo Wii is a great way to get the whole family involved. I provide a Wii in my Airbnb with four controllers and lots of family friendly games. Guests love it and often comment on it in their review.

A PlayStation or X-Box is good too, especially if you provide games like FIFA or NBA. All kids love video games, plus parents will love it too as it is a chance to keep the kids occupied.

Something else to remember is that it may net you more bookings. If people discover you have a PlayStation on your listing, it will be a trigger for them to book your place. This one off expense will pay itself off over time!
